I figured I would put this in NAT just because a lot more people come to this forum. I'm getting to the point in my life where I don't want to work for someone else all the time. Yes having a 9-5 job is steady and there's pretty good money in it, but at the same time there will always be a cap on earning potential. Ideally I want to start with residential real estate (flipping and renting) to gain the skills needed for the market, and then move on to bigger projects. Maybe turning old buildings into lofts/condos.. I have two initial questions, but I'm sure will lead to more questions as I dig further into this 1) Anyone have any good books to read? I've already read Rich Dad, Poor Dad and Incorporate and Grow Rich.. Maybe something more focused to real estate? 2) What would be the best way to go about initial capital? Buying the first property and all the tools would be tough to do in the beginning. My first thoughts are a loan from the bank.. but do they have a deferral on making the first payment until a time where you can do the work and sell/begin renting?
